40B Ownership

Forty five townhomes, comprising Sterling’s first 40B development, provided 12 new affordable units to the town.

The project had its challenges because even though there was municipal water, there was no town sewage. What initially was going to be a simple septic system, turned into a full-blown sewage treatment plant. This plant also required a major sewage discharge permit from DEP which delayed the project for over 8 months. The development was well received by all town boards and residents. The lottery was highly successful with a waiting list for the affordable units. The market rate units sold well during each construction phase and were fully occupied by completion. The Construction funding was provided by Mass Housing Finance Agency (MHFA).
