Abbotts Pond consist of 45 ownership townhouses of which 14 were affordable.

It was one of the first permitted HOP 40B developments in the state of Massachusetts. It was built in 1988 by MHOC President, Gerard Welch. Trailblazing would be an understatement in terms of its impact on the entire affordable housing landscape in Andover Massachusetts. Andover, then and now, is one of the most expensive towns in the state. The thought of building townhomes in Andover that working people could afford was something no one else had ever done. Abbotts Pond became a model for hundreds of other affordable housing developments throughout the state. Over 30 years later, the affordable townhomes are a savior for working class citizens that want to live in the town they grew up in and work in. While the average townhome in Andover is now over $700,000, an affordable unit in Abbotts Pond will sell for only $189,000.
